What is a modular home?

A modular home is a house built in segments in a climate-controlled building. The segments, called modules, are then transported to the home’s foundation and assembled by a team of skilled contractors and a crane operator. From there, the finishing touches, such as electrical, plumbing, painting, etc., are completed by trusted, local contractors.

What modular home provider do you work with?

How long does it take to build a custom home from beginning to end?

This depends on the size of the home you choose and any specifications that may take more time. However, it generally takes two-three weeks for the home to be built in the facility and 60 to 120 days from delivery to being entirely move-in ready. You can begin planning and have a new home built in less than six months!

What is the modular home construction process like?

The modular home construction process begins at the design phase when we use state-of-the-art Computer-Aided Design (CAD) systems to create your floor plan. From there, your home will begin to be built in the facility. Unlike homes that are built on-site, modular homes are not affected by the weather, subcontractor scheduling, or delayed or missing materials. Once the home’s segments are built, they are delivered to the site and set on the foundation by a crane. An experienced set crew will assemble the home, and local contractors will finish the work. Then you can move in!

Are modular homes green?

Modular homes are extremely energy efficient, and many can easily qualify as green. With some minor adjustments and advanced planning, the entire construction process can be green and provide you with a sustainable and energy-efficient home!

What is the difference between a “modular” and a “manufactured” home?

Manufactured homes, also known as mobile homes, are constructed under a different building standard than modular homes. Manufactured homes are under the Housing and Urban Development (HUD) standard, while modular homes are constructed under the same building code required by your state, county, and specific location. Modular homes are inspected at the factory and by an independent third-party inspection agency before it is approved to move to the foundation.

What do modular homes look like?

Modular homes look like any other home on the street! Modular home manufacturers can build the simplest to the most complex residential and commercial properties. One main difference between modular homes and site-built homes is that modular homes generally have approximately 20% more solid wood in the frame.

Can I custom design my home?

Yes. When you build a modular home with Distinct Home Designs, you have complete design flexibility and customization options.

Is financing a modular home different than financing a site-built home?

No. The banks don’t see a difference between modular and site-built homes. They are both treated the same as far as appraisal and financing. In addition, there is no difference in insurance for a modular home.
